STEP ONE: PRELIMINARY Q&A:

We know you have questions, and we have answers! And it is important to get all of your big questions answered right away. It is proper practice to sit down and discuss any major hurdles or concerns you may have with the buying process. Once we are both on the same page, then you shall proceed to the next step.

 

STEP TWO: PRE-QUALIFICATION:

How much can you afford? This is always the big question when it comes to buying real estate. Now is the time to get in touch with one of our key partners (mortgage brokers) that can help determine your budget. You would be amazed at how much this simplifies the buying process. Or, if you have a mortgage broker already, now would be the time to contact him/her.

 

STEP THREE: SPECIFYING NEEDS AND WANTS:

We all want something different; especially when buying real estate. During this time, it is imperative to go over all of the “little things” that you envision in your purchase. This is when we learn about you and do our homework, so you don’t have to. We also will set you up with an MLS search that will automatically email you listings that meet your specific criteria.

 

STEP FOUR:

Sellers

As when purchasing real estate, an exceptional amount of due diligence is also required when selling real estate in Kingston. We provide Sellers with the following services to ensure success and expedience when selling their home.

 

STEP ONE: PRELIMINARY Q&A:

As a Seller, it is guaranteed that you have questions for us. We will make ourselves available for you for a phone call, or an in person meeting, depending on what you want. You will want to ask us about our marketing strategy for selling your home, the processes that we have in place in regards to logistics, and you may even want to ask us how much it will all cost. (And don’t worry, we cost the same as everybody else). Once you have spoken with us, and as long as we pass the test, we can then be given the grand tour of your home.

 

STEP TWO: LEARNING THE PRODUCT:

Since you have now learned all about us, it would only be fair for us to learn all about you (and your home). This is when you give us the grand tour, and tell us all about your home. We will ask you some questions, and we may need to search for some answers together. We will take notes, and also give some tips on staging, decluttering, etc. After the tour we will then present our marketing plan, go over the showing process, and go over all of the comparable sales. We can discuss price, but we really do not need to decide on that until right before listing.

 

STEP THREE: LISTING AND PHOTOS:

We will then return to your home to sign the listing documents, and take the photos. We will also want to fully decide on a price at this point. We will install a lockbox somewhere on the property and prepare for showings.
